The Kislak Company on Friday announced the $6,775,000 sale of 2Six Apartments, a premier 18-unit luxury residential building located at 1209 26th Street in North Bergen. The transaction marks a significant moment for the Hudson County multifamily market as investment trends show signs of stabilization in early 2026.
The sale was handled exclusively by Kislak Senior Vice President Davis Briones, who represented the seller and procured the purchaser. The buyer utilized the acquisition to complete an all-cash I.R.C. Section 1031 Exchange, though the identities of the parties involved remain undisclosed.
The property traded at a 5.5% cap rate, a figure Briones notes is a return to historical norms for new construction.
“After a period of cap-rate expansion into the 6% range over the past two years, which were driven by higher interest rates, cap rates are beginning to compress,” Briones commented. “This trend is constructive for developers and owners evaluating disposition or refinancing opportunities in 2026.”
2Six Apartments is a newly constructed, three-story brick multifamily building designed for modern urban living. At the time of the sale, the property was fully occupied, highlighting the high demand for quality housing in the area.
