Cushman & Wakefield facilitates $17M sale of boutique office asset in West Orange

In a significant transaction for the Essex County office market, Cushman & Wakefield announced the $17 million sale of 300 Executive Drive, a 129,298-square-foot boutique office building in West Orange. The deal underscores continued investor appetite for “best-in-class” suburban assets that successfully integrate modern amenities with strategic location.

The property was sold by Triumvirate Realty—an LLC led by JD Moore and Austin Rolnick—to Executive Drive W Orange, LLC. Cushman & Wakefield’s Andrew Schwartz, Jordan Sobel, Andre Balthazard, and Dan Bottiglieri represented the seller and secured the buyer, while colleagues Brian Anderson and Eddie Miro arranged the acquisition financing.

The sale highlights the success of a robust, five-year capital improvement plan that transformed the 8.67-acre site into a premier professional hub. At the time of the closing, the building was 100 percent leased, a rarity in a broader office market often characterized by volatility.

Recent upgrades to the property include:

  • Renovated Lobby: Creating a modern, welcoming entrance for tenants and guests.
  • Fitness Center: Catering to the increasing demand for wellness-focused amenities.
  • Tenant Lounge: Providing collaborative spaces outside of traditional office suites.

A primary driver for the high occupancy and the $17 million price tag is the building’s proximity to the revitalized Essex Green Shopping Center. This retail and lifestyle hub provides tenants with “urban-style” conveniences—including dining, shopping, and entertainment—within a suburban setting.

“300 Executive Drive is a prime example of a high-performing asset that continues to attract and retain tenants due to its superior quality and strategic location,” Sobel said. “The property’s fully leased status speaks volumes about the demand for quality office product situated in true work-live-play environments.”
