New Jersey real estate investment firm Victoria Industrial Properties has officially launched onto the scene with a high-profile splash, completing its very first acquisition: a massive seven-building industrial and flex portfolio in Northern Virginia’s high-demand Dulles Corridor, representing a $75 million capitalization.
Founded by veteran industry executive and longtime New Jersey real estate leader Jacob Schulder, the firm acquired the 308,656-square-foot portfolio from Klein Enterprises. The deal was executed in partnership with Lincoln Equities Group, with LP equity provided by InterVest Capital Partners and acquisition financing arranged through JLL Capital Markets.
Spanning 40 suites across Sterling, Herndon, and Chantilly, the shallow-bay and flex industrial properties were roughly 90% occupied at closing. The portfolio features key locations including:
- 45745 Nokes Boulevard in Sterling
- 380 and 400 Herndon Parkway in Herndon
- Chantilly Plaza I-IV (14155, 14175, 14201, and 14225 Sullyfield Circle) in Chantilly
The buildings house a diverse, high-profile tenant roster spanning defense, technology, healthcare, and distribution—including major names like Honeywell, defense tech company Artis, Nightwing, Capital Electric, and Inova’s blood donor and distribution facility. Strategically positioned near Washington Dulles International Airport, the properties benefit from vital transportation links serving the greater Washington, D.C. region.
For Schulder—who spent 13 years as a founding principal of Excelsior Equities overseeing real estate investment and operations before launching Victoria—the choice of the Dulles Corridor was deliberate.
While the region has rapidly emerged as a global hub for data center development, that growth has triggered a major contraction in conventional industrial and flex inventory as older sites are converted or redeveloped. Combined with intense demand from local defense, technology, and government-related businesses, this shrinking supply created an ideal opening for Victoria’s maiden investment.
“This acquisition reflects the investment strategy I had in mind when I formed Victoria Industrial Properties,” Schulder said. “We’re looking for industrial assets in strong markets where there are identifiable opportunities to create additional value. The Dulles Corridor is particularly compelling because data center development continues to reduce an already limited supply of industrial and flex space, resulting in favorable leasing dynamics for the remaining inventory.”
Looking ahead, Victoria Industrial Properties plans to continue aggressively targeting both flex and traditional warehouse properties across East Coast markets alongside its strategic investment partners.
