Branchburg-headquartered real estate firm Larken Associates announced that Phase I of its newest master-planned community, Trailside Village in Pennsylvania, has reached nearly 70% occupancy following initial resident move-ins earlier this spring.
Located just across the Delaware River at 2000 Trailside Drive in Forks Township, Pennsylvania, the 420-unit development is an extension of the Central Jersey developer’s signature “Larken Living” portfolio. The rapid leasing pace highlights continued regional demand for multi-family homes and mixed-use environments built by established Garden State developers.
Initial move-ins at Phase I began in May, with nearly two-thirds of the community’s specialized garage apartments already leased.
Meanwhile, Phase II welcomed its first residents on August 15th, with 26 of its initial 75 available units already claimed. Across both active phases, the overall 22-building community is now approximately 25% leased.
A significant project milestone is set for October 15th, when residential occupancy begins in Trailside Village’s first mixed-use building. A second Phase II garden apartment building is scheduled to open its doors on December 7th.
“The leasing activity across our first two phases shows the value renters place on having a variety of home styles, extensive amenities, and everyday convenience in one community,” said David Gardner, President and CEO of Larken Associates. “When our first mixed-use building begins welcoming residents in October, it will establish a closer connection between the residential and commercial areas planned for Trailside Village and further strengthen the walkable environment we are creating.”
Designed as a modern, self-contained neighborhood, Trailside Village features one- and two-bedroom garage and garden apartments equipped with gourmet kitchens, quartz countertops, stainless-steel appliances, in-unit washers and dryers, and private outdoor balconies or patios.
In addition to residential units, the development incorporates approximately 27,000 square feet of commercial space spanning two buildings, designed for retail, professional office, and medical tenants.

- Central Clubhouse: Featuring a resident lounge, game room, private work pods, and a fully equipped fitness center.
- Outdoor Recreation: A heated outdoor pool with a tanning ledge, a covered pavilion with a fireplace, walking and biking trails, and a tot lot.
