SAGE Investment Real Estate Advisors orchestrates four middle-market asset sales across Bergen County

SAGE Investment Real Estate Advisors (SAGE) has completed four individual middle-market transactions across Bergen County, signaling steady investment demand throughout Northern New Jersey’s multifamily, mixed-use, and medical-office sectors.

Led by Co-Founders Steve Tragash and Greg Pine, alongside Principal Eli Herskowitz, the investment brokerage firm advised sellers and procured buyers across all four deals. Combined, the transactions encompassed 64 residential units, four ground-floor retail suites, and an 11,104-square-foot medical-office building.

The transactions highlight sustained investor appetite for well-located assets within Bergen County’s established submarkets, which benefit from high barriers to entry, strong regional demographics, and direct transit access into New York City.

“Having advised clients across Bergen County for more than 25 years, I’ve seen firsthand how this market has performed through changing economic cycles,” Pine said. “The county’s proximity to New York City, established residential communities and strong underlying fundamentals have supported – and will continue to support – enduring investor interest.”

The deal team, which also includes Associate Katie Migner and Broker Assistant Jenna Fiorelli, structured tailored marketing and execution strategies for each distinct property type:

  • Multifamily Value-Add (Dumont): SAGE brokered the sale of Grant Avenue Apartments, a 24-unit garden-apartment community comprising two three-story buildings. Situated in Dumont’s central business district near the Washington Avenue corridor, the property provides access to Routes 4 and 17, as well as NJ Transit’s River Edge and Emerson stations.
  • Multifamily Asset (Bergenfield): SAGE completed the sale of Simone Place Apartments, a 17-unit residential property offering studio, one-, and two-bedroom layouts featuring a Mansard-style facade near downtown amenities.
  • Mixed-Use Portfolio (Bergenfield): SAGE handled the disposition of a 23-residential-unit mixed-use portfolio spanning 46 Legion Drive and 41 S. Washington Ave. The assets include four active ground-floor retail spaces fronting South Washington Avenue.
  • Healthcare Real Estate (Bergenfield): Rounding out the activity, SAGE orchestrated the sale of Bergenfield Medical Arts, an 11,104-square-foot, two-story commercial facility located at 136 N. Washington Ave. Built in 2008, the elevator-served building features dedicated surface parking and is anchored by a regional satellite clinic for Bergen New Bridge Medical Center.

Each property attracted interest from private capital and institutional investors looking for a mix of stable cash flow and value-add opportunities across Northern New Jersey.

“These sales illustrate the depth of capital demand and the spectrum of opportunities across Bergen County’s infill submarkets,” Tragash said. “Every asset presented a distinct operational narrative – from classic value-add residential properties with clear upside potential to stabilized mixed-use real estate and a healthcare-anchored commercial center. Engineering a strategy tailored to each asset’s unique profile was essential to delivering optimal outcomes for our clients.”

The Bergenfield Medical Arts asset in particular benefits from its placement within a major regional employer corridor anchored by healthcare networks and corporate employers, including Hackensack Meridian Health, Valley Health System, Englewood Health, BioReference Laboratories, Quest Diagnostics, KPMG, BestFoods, and Fairleigh Dickinson University.

SAGE emphasized that navigating complex middle-market real estate transactions—particularly for private capital and multigenerational family owners—requires high-touch communication and transactional continuity through closing.

“Ever-mindful that market stability is only part of the equation, when we’re representing clients – including multigenerational family ownership or private investors in particular – our responsibility is to bring that same sense of stability to the transaction itself,” Pine added. “We do this by providing clear guidance, consistent communication and the experience needed to navigate each stage through closing.”
