Cushman & Wakefield successfully arranged the sale of a retail property in Sicklerville for $1.675 million. The 11,528-square-foot building, located at 1601 Williamstown Erial Road, was purchased by VanRock Properties. The property is fully leased to Dollar General through 2029.
The deal was brokered by a Cushman & Wakefield team, including Andrew Schwartz and Jordan Sobel, who represented the seller, Erial-Jarvis LLC, and also procured the buyer. The property was marketed for just two weeks before an offer was accepted, which Sobel says highlights the strong demand for “stabilized retail assets” in the suburban New Jersey market. The buyer, a 1031 exchange purchaser, was attracted to the tax-deferred investment opportunity.
Originally built in 1999 as an Eckerd Pharmacy, the location is one of the best-performing Dollar General stores in New Jersey, ranking in the 83rd percentile for customer traffic. The surrounding area of Sicklerville, located approximately 20 miles southeast of Philadelphia, is experiencing steady population growth, making it a desirable location for retailers.
