JLL’s Northeast Industrial team won two top awards from the National Association of Industrial and Office Properties (NAIOP) New Jersey at the organization’s 2025 Commercial Real Estate Awards Gala held in Somerset Park.
Led by Vice Chairman Rob Kossar and David Knee, the Northeast Industrial team won the Top Industrial Deal of the Year for its 1.7-million-square-foot lease of the Kingsland Meadowlands logistics park, the largest industrial deal in New Jersey history. JLL represented Russo Development and Forsgate Industrial Partners in the long-term lease to TJX Cos., the parent of retailers T.J. Maxx, HomeGoods and Marshalls.
The Northeast Industrial team also collected Top Emerging Markets Deal for its 207,000-square-foot lease with MLB Network at 25 Market St. in Elmwood, New Jersey. JLL represented owners Crow Holdings Development and Atlas Holdings in the long-term transaction.
JLL was also part of the project teams for the Top Office Deal of the Year, the relocation of the Unilever Headquarters to the Waterfront Corporate Center in Hoboken, and the 2025 Mixed-Use award presented for the transformational Vintage City development that will serve as a new town center in Elizabeth, NJ.

Held at The Palace at Somerset Park in Franklin Township, the annual awards gala attracted 750 of the state’s leading commercial real estate players who lauded five individual and company honorees for their work and commitment to the industry.
