The appetite for functional industrial space in Central New Jersey remains high as Bussel Realty Corp. (BRC) announced the successful sale of 60 Liberty Street in Metuchen for $3.5 million.
The 12,500-square-foot industrial building was acquired by Sixty Liberty Holdings LLC from the seller, Liberty Street Realty, LLC. The transaction underscores the persistent demand for “infill” properties—sites located in developed areas that offer immediate access to major shipping hubs and consumer bases.
The deal was facilitated by the Jaynes Industrial Group of BRC, a specialized team featuring Steve Jaynes, N. Rebecca Abraham, and Doug Jaynes, who represented both the buyer and the seller in the transaction.
According to the buyer, Sixty Liberty Holdings LLC, the purchase is a key component of an ongoing investment strategy focused on securing functional industrial assets within Central Jersey. The property is slated to support a mix of flex industrial operations, warehousing, and distribution.
“Industrial properties in strong infill markets like Metuchen continue to generate significant demand due to their proximity to major transportation corridors, population centers, and the Port of New York/New Jersey,” Steve Jaynes, Industrial Specialist at Bussel Realty Corp.said.
The $3.5 million price tag reflects a robust valuation for the 12,500-square-foot facility, driven largely by its location. Metuchen sits as a prime node within the New Jersey industrial landscape, offering:
- Proximity to the Port: Quick access to the Port of New York/New Jersey.
- Transportation Corridors: Ease of access to the NJ Turnpike, I-287, and the Garden State Parkway.
- Consumer Access: High-density population centers are within a short drive, making it an ideal “last-mile” location.
