Cushman & Wakefield announced that it has successfully negotiated approximately 90,000 square feet in leasing activity at 3 Gateway, a 500,000-square-foot Class A Trophy office building in Newark. The transactions—which include new leases and significant renewals—validate the property’s multi-million-dollar capital improvement project aimed at attracting and retaining modern office tenants.
The Cushman & Wakefield team of Curtis Foster, Jerry Shifrin and Matt Zaplin partnered with landlord Aaron Stauber, president of Rugby Realty, to reposition the property.

IWG (hybrid working leader): Signed a 12,000-square-foot lease and has completed construction on a new state-of-the-art coworking buildout.

Tanenbaum Keale LLP (law firm): Renewed its 27,000-square-foot lease.

HelloFresh (meal delivery service platform): Renewed its 13,000-square-foot lease.

Walsh Pizzi O’Reilly Falanga LLP (law firm): Renewed its 17,000-square-foot lease.
The repositioning effort by Rugby Realty focused heavily on providing amenities sought after by today’s workforce. Ownership partnered with Gensler to design a new amenity space, The Club @ 3, which is set to open in November 2025. This exclusive tenant space provides a mix of collaborative and functional entertainment areas for meetings and events.
