Newark’s 3 Gateway lands 90K SF in deals following major office repositioning

Cushman & Wakefield announced that it has successfully negotiated approximately 90,000 square feet in leasing activity at 3 Gateway, a 500,000-square-foot Class A Trophy office building in Newark. The transactions—which include new leases and significant renewals—validate the property’s multi-million-dollar capital improvement project aimed at attracting and retaining modern office tenants.

The Cushman & Wakefield team of Curtis Foster, Jerry Shifrin and Matt Zaplin partnered with landlord Aaron Stauber, president of Rugby Realty, to reposition the property.

“3 Gateway has undergone a tremendous transformation in recent years, with a robust capital improvement project that is nearing the final stages of completion,” Curtis Foster said. “Aaron and his team have worked diligently to create an office environment that can accommodate the office tenant of the future, offering an extensive amenity package and high-quality office spaces that help companies attract and retain top talent.”

The nearly 90,000 square feet of leasing activity includes a mix of new tenants and key renewals:

  • Sphere Technology Solutions (data security firm): Signed a new 17,000-square-foot lease.

  • IWG (hybrid working leader): Signed a 12,000-square-foot lease and has completed construction on a new state-of-the-art coworking buildout.

  • Tanenbaum Keale LLP (law firm): Renewed its 27,000-square-foot lease.

  • HelloFresh (meal delivery service platform): Renewed its 13,000-square-foot lease.

  • Walsh Pizzi O’Reilly Falanga LLP (law firm): Renewed its 17,000-square-foot lease.

The repositioning effort by Rugby Realty focused heavily on providing amenities sought after by today’s workforce. Ownership partnered with Gensler to design a new amenity space, The Club @ 3, which is set to open in November 2025. This exclusive tenant space provides a mix of collaborative and functional entertainment areas for meetings and events.

Other recently opened features at the property include:

  • A penthouse pickleball court.

  • A state-of-the-art fitness center with locker rooms and showers.

  • Dedicated on-site parking and 24/7 building security.
