Resource Realty of Northern New Jersey (RRNNJ) announced on Wednesday that it has successfully brokered a lease renewal for FedEx Corp. at 100 Enterprise Drive in Newburgh, New York. The 125,000-square-foot, free-standing industrial facility is owned by CenterPoint Properties.
RRNNJ Principal Tom Consiglio and Vice President Todd Hali represented ownership in the transaction, leveraging deep local market expertise to retain the high-caliber tenant.
Mission-critical logistics hub
The facility was custom developed to directly support FedEx’s critical air cargo operations at the adjacent New York Stewart International Airport. It serves as a cornerstone of the carrier’s regional logistics network.
Given Stewart’s capacity to handle the world’s largest cargo aircraft, 100 Enterprise Drive provides indispensable proximity for:
-
Receiving air cargo containers immediately upon arrival.
-
Rapidly processing time-sensitive shipments.
-
Redeploying deliveries across the tristate area efficiently.
Regional significance
“100 Enterprise provides FedEx with direct, irreplaceable access to Stewart Airport, and their continued commitment reflects the strength of both the asset and the region’s supply chain ecosystem,” Consiglio said.
The deal highlights the enduring demand for well-located logistics real estate in Southern New York, particularly assets connected to major transportation hubs like Interstates 87 and 84.
“This transaction reinforces 100 Enterprise’s stature as a cornerstone asset… and ensures the continuity of one of the region’s most strategic logistics operations for the foreseeable future,” Hali added.
