Edison Square West boasts an 83% occupancy rate across a highly diversified roster of 21 tenants. Current occupants span medical, financial services, technology, education, childcare, and professional services.

The asset offers a reliable and durable baseline income stream, with an average tenant tenure of nearly seven years. Key financial and physical highlights of the property include:

  • Total Size: $\pm$98,566 square feet.
  • Immediate Leasing Upside: Approximately $\pm$17,000 square feet remains vacant, allowing a future owner to drive revenue through lease-up.
  • Contiguous Availability: A future block of 12,000 to 15,000 square feet of contiguous space provides strategic flexibility to accommodate larger corporate users.
  • Zoning Perks: The flexible Town Center (TC) zoning supports a wide variance of traditional and alternative commercial uses.

The asset’s prime position within the Metropark submarket offers rapid transit links and regional accessibility, making it an attractive hub for businesses seeking a suburban foothold just outside of New York City.

“The Edison Square West offering represents an opportunity to acquire a stabilized, cash-flowing office asset with meaningful upside in one of Central New Jersey’s most resilient suburban office corridors,” Jacklene Chesler, vice chair at Colliers said. “With strong occupancy, durable tenancy, and flexible TC zoning supporting a wide range of uses, the property is well-positioned for continued leasing momentum and sustained demand for well-located suburban office space.”
