Highlighting a robust demand for amenity-rich, Class A corporate environments in Northern New Jersey, JLL announced a trio of major lease transactions totaling 77,719 square feet at 300 Kimball Dr. in Parsippany.
Owned and reinvented by Signature Acquisitions, the approximately 430,000-square-foot property secured new deals and expansions from three prominent corporate tenants:
- One Point Wealth Partners (formerly Bleakley Financial Group) signed a renewal and expansion for 34,646 square feet on the third floor, growing its footprint by 7,964 square feet following a recent company rebrand.
- Groupe SEB, USA signed a new long-term lease for 29,902 square feet on the fourth floor, relocating its U.S. headquarters from 5 Wood Hollow Rd.
- Ascensia Diabetes Care US, Inc. secured a 13,171-square-foot long-term lease on the second floor, also relocating from 5 Wood Hollow Rd. ahead of its redevelopment into a warehouse.
“Our focus at 300 Kimball has always been on creating an environment where companies can attract talent, support their teams and grow over the long term,” Sandy Monaghan, senior vice president and director of leasing at Signature Acquisitions said. Monaghan represented ownership alongside JLL Managing Director Matt McDonough.
Monaghan noted that continuous investments in the tenant experience have driven the building’s ongoing success. Recent property enhancements at the LEED Silver-certified building include:
- A newly renovated café and dining area with outdoor seating and a renovated patio.
- A brand-new exercise facility featuring showers, locker rooms, and a golf simulator.
- A conference center with full AV capabilities seating up to 100 people.
- A tenant lounge equipped with games and grab-and-go food service, walking/jogging trails, a putting green, and EV charging stations.
“Companies across Northern New Jersey continue to prioritize high-quality office environments that can support collaboration, employee engagement and long-term business objectives,” McDonough said, emphasizing that well-located assets near the intersection of Interstates 80 and 287 remain highly attractive to occupiers.
