Marcus & Millichap has announced the successful completion of three office property transactions totaling over $3.2 million across Bloomfield, Fairfield and Rockaway.
The properties—located at 265 Broad St., 150 Fairfield Road, and 300 W. Main St.—were exclusively marketed by Stephen Crocitto, associate director of investments in the firm’s New Jersey office.
“These transactions demonstrate the continued demand for well-located suburban office properties,” Crocitto said, highlighting ongoing opportunities for investors and owner-users in an evolving market.
Property breakdown
- 265 Broad St. (Bloomfield): A 12,000-square-foot, four-story medical office building sold for $1,675,000. Marketed on behalf of seller Generazio Associates, the property features onsite parking, an elevator, and a longtime anchor tenant of 45 years.
- 150 Fairfield Road (Fairfield): A 7,500-square-foot, single-tenant office property sold for $900,000. Marketed for seller Med Care, the building is fully leased by Consensus Health, a multi-specialty healthcare and urgent care provider with over 50 state locations.
- 300 W. Main St. (Rockaway): A 2,154-square-foot office property sold for $667,500. Crocitto represented the seller, Elefant Financial, and procured the buyer, Rock Solid Contracting. Originally built in 1963 and renovated in 2021, the modernized workspace features private offices, a conference room, and collaborative bullpen areas.
The deals underscore steady regional activity for medical and well-maintained suburban office assets close to key transit corridors and community hubs.
