The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) has successfully arranged two industrial lease renewals totaling 123,766 square feet at 1580 Lower Road in Linden, maintaining the Class A facility at 100 percent occupancy on behalf of ownership, Linden Warehouse & Distribution.
MIG represented the landlord in securing long-term renewals for its original pre-leased tenants: Astra Products, which committed to 80,000 square feet, and Bentex Group Inc., which renewed 43,766 square feet. The transaction was handled by a brokerage team led by Principal Jordan Metz, Senior Associate Benito Abbate, and Sales Associate James Friel. MIG initially pre-leased the 124,618-square-foot property for Linden Warehouse & Distribution when construction was completed in 2019, alongside renewing an adjacent 1.5-acre industrial outdoor storage lease at 1600 Lower Road.
“Linden Warehouse & Distribution entrusted us with the leasing of 1580 Lower Road before the building was even completed, and to now have both original tenants commit to long-term renewals is especially meaningful,” Jordan Metz said.
Constructed in 2019, the Class A industrial facility features 36-foot clear ceiling heights, ESFR sprinklers, 18 loading docks, a 130-foot truck court, and drive-in doors. Strategically positioned in the premier Northern New Jersey submarket, the property provides immediate access to the New Jersey Turnpike, Routes 1 & 9, Newark Liberty International Airport, Port Newark/Elizabeth, and local regional bridges.
