Rose Commercial Real Estate has announced the successful lease-up and $1.55 million sale of a 16,540-square-foot multi-tenant industrial and flex property located at 612 Gravelly Hollow Road.
Michelle Marinello, director of sales and marketing at Rose Commercial Real Estate, represented both the buyer, private investor Robert Haas, and the seller, Vincent Spiezio III of Mid Atlantic Mechanical.
Initially, Spiezio hired Marinello to lease the vacant spaces at the 2.97-acre, industrially zoned property. Marinello successfully secured six tenants, bringing the building to 100% occupancy as an income-producing asset. Once fully leased, she facilitated the transition to an investment sale, representing both parties through the transaction, which settled in May 2026.
“Michelle understood what we wanted to accomplish from the beginning and stayed focused on getting us there,” Spiezio said. “From leasing each of the spaces to ultimately selling the fully occupied property, she managed every step and made the entire process easy.”
Situated on a 2.97-acre lot, the building features a versatile mix of warehouse and office space, multiple drive-in and loading doors, and ample on-site parking to support its roster of industrial tenants.
