A prominent retail property in Middletown has been sold for $1.6 million to Unique Coffee Roasters. The 9,712-square-foot, single-story building is located at 719-721 Route 35.

The transaction was brokered by Sheldon Gross Realty, with Executive Vice President Jonathan Glick and Corporate Sales Representative Joshua Glussky representing the buyer. Legacy Commercial Realty served as the listing agent for the property.

719-721 Route 35, Middletown.

The acquired building features ground-level access and large windows that provide abundant natural light. Its location on the highly trafficked Route 35 corridor is a major asset, offering quick accessibility via the nearby Garden State Parkway.

The area is known for its high foot and vehicle traffic, attracting local residents, commuters, and weekend visitors. The property sits within a quarter-mile radius of a large residential neighborhood and numerous amenities, including a supermarket, several eateries, gyms, a hotel, and multiple retail outlets.

Glussky praised the property’s location, stating, “From the steady flow of motorists along Route 35 to its hard-to-miss highway frontage, this is an exceptional location. I can’t image a property checking off more boxes.”

The purchase signals a significant investment by Unique Coffee Roasters into the bustling Middletown market.
