The shift toward community-based health care continues to reshape the Northern New Jersey real estate landscape. Larken Associates announced Tuesday that it signed a 3,151-square-foot lease with Vital Care of Morristown at Parsippany Commons, located at 3219 Route 46 East.
The deal brings a national infusion therapy provider to the 54,619-square-foot professional and medical office building, further solidifying the property’s position as a hub for specialized health care services.
Vital Care of Morristown, a franchise of Vital Care Infusion Services, specializes in pharmaceutical preparation and infusion therapy for patients with complex, chronic, and acute conditions. The new Parsippany location is strategically designed to provide a more accessible alternative to traditional hospital-based treatments.
“Our new office at Parsippany Commons makes the care we provide increasingly accessible to Vital Care’s rapidly growing patient base,” Edward Sohn, owner and president of Vital Care of Morristown said.
Sohn emphasized that the location will allow the provider to work more closely with local physicians and health systems to deliver specialized prescription pharmaceuticals directly to families in the surrounding communities.
The transaction highlights a broader trend in the New Jersey office market: the migration of medical providers from large hospital campuses to Class-A, accessible office buildings.
“We’re seeing sustained demand for well-located, Class-A medical office space as providers continue to shift care delivery,” Victor Kelly, executive vice president of Larken Associates’ Commercial Division said. Kelly, alongside Jon Compitello of JLL, represented the ownership in the deal.
Key features of Parsippany Commons that attracted the tenant include:
- Strategic connectivity: Immediate access to I-80, I-287, and Routes 10 and 202.
- Patient amenities: 270 on-site parking spaces (including 70 covered spots) and a sun-drenched atrium design.
- Modern infrastructure: High-speed internet and dual passenger elevators serving all three floors.
While Vital Care prepares to build out its new clinical space, Larken Associates continues to market remaining vacancies at the property. Available suites currently range from 2,283 to 11,436 square feet, targeting the continued influx of professional and medical tenants seeking high-visibility space on the heavily traveled Route 46 corridor.
