Highlighting the relentless demand for mid-sized industrial space in Bergen County’s premier logistics hub, NAI DiLeo-Bram & Co. (NAIDB) has successfully arranged a new lease for a 26,250-square-foot industrial property at 180 Broad St. in Carlstadt.
Axis Portable Air LLC has leased the single-story building, which sits on approximately 1.25 acres in the heart of the Meadowlands corridor. NAIDB’s Chief Operating Officer David Simon and Vice President Kyle Gerace served as the exclusive leasing agents representing the property’s ownership. Dan Ringel of Cushman & Wakefield of New Jersey represented the tenant in the transaction.
The property at 180 Broad St. fills a critical niche in a regional submarket where freestanding warehouse and distribution facilities ranging from 20,000 to 30,000 square feet remain in exceptionally short supply. Featuring a drive-in door, loading dock, and 16-foot ceiling clearances, the versatile building is tailor-made for warehouse operations, light manufacturing, trade services, and regional distribution.
“The Meadowlands offers an ideal location for industrial users requiring efficient access throughout Northern New Jersey and the greater New York metropolitan area,” Simon said. “180 Broad Street experienced significant activity immediately after commencing our marketing campaign.”
Positioned just eight miles west of New York City in southeastern Bergen County, the Carlstadt property offers immediate connectivity to major regional thoroughfares, including Routes 17, 3, 46, and the New Jersey Turnpike. Its location provides seamless access to Manhattan via the Lincoln Tunnel, alongside close proximity to Newark Liberty International Airport and Port Newark-Elizabeth—making it a prime asset for last-mile delivery and high-efficiency supply chain operations.
“Carlstadt’s access to the region’s highway, port and air transportation infrastructure continues to drive industrial demand,” Gerace said. “Transactions like this underscore the ongoing demand for prime, functional assets in the Meadowlands submarket.”
