Developer Chananya Bineth, alongside his leadership teams at Bineth Group and Upper Space Group, have finalized the acquisition and development of three massive self-storage facilities positioned across critical commerce corridors in New Jersey and New York.
The major multi-state rollout introduces more than 200,000 square feet of class-A, climate-controlled storage space to the Northeast. To ensure premium tenant experiences, the group has secured long-term management agreements with top-tier national REITs (Real Estate Investment Trusts) Extra Space Storage and CubeSmart to spearhead daily operations and leasing.

The expansion features two strategically located assets in New Jersey’s highest-traffic commercial zones and one multi-featured logistics facility in Upstate New York:

Seaport Self Storage (Elizabeth, NJ): Clocking in at approximately 89,000 square feet, this state-of-the-art facility is located at 165–175 Division Street. It sits directly inside Northern New Jersey’s core industrial hub, boasting immediate proximity to Newark Liberty International Airport, major state highways, and Port Newark-Elizabeth. Managed by Extra Space Storage, the facility opened in November 2025 and has already locked in an impressive 35% occupancy rate, confirming immense regional demand from local contractors, small businesses, and nearby residential neighborhoods.

Pennsauken Facility (Pennsauken, NJ): Positioned along the heavily trafficked 4615 N. Crescent Boulevard corridor, this newly acquired three-story, 86,000-square-foot asset serves both Southern New Jersey and the greater Philadelphia metro area. The property introduces 869 brand-new climate-controlled units aimed at apartment dwellers and local tradesmen. Managed by Extra Space Storage, pre-bookings for units are officially scheduled to open to the public on May 25, 2026.

Buffalo Project (Buffalo, NY): Located at 160 Dupont Street, this Western New York location will be fully operated under the CubeSmart banner. The facility leverages advanced customer tech, offering online contactless rentals, 24/7 camera monitoring, secure gated entry, internal elevator access, and traditional drive-up storage bays to serve residential and commercial clients alike.
