Marcus & Millichap brokers $5.9M sale of  mixed-use property in Downtown Westfield

Marcus & Millichap successfully arranged the $5.9 million sale of a prominent two-story, mixed-use property located at 219-225 E. Broad St. in downtown Westfield.

Spanning 13,006 square feet on a 0.26-acre lot, the building features five fully occupied suites housing a diverse roster of commercial tenants, including Sweetgreen, Club Pilates, Fred Astair Dance Studio, GamifyU, and Exploratores. Originally renovated in 1995, the asset sits in a dense retail and residential corridor within walking distance of the Westfield Train Station, offering close proximity to Route 28, Route 22, and the Garden State Parkway.

Alan Cafiero, executive managing director of investments in Marcus & Millichap’s New Jersey office, highlighted the enduring appeal of the local market.

“This transaction reflects the continued demand for well-located mixed-use assets in New Jersey’s strongest downtown markets,” Cafiero said. “Westfield’s combination of high-quality demographics, strong retail fundamentals and direct rail access to New York City continues to attract investors looking for long-term stability and value.”

Alan Cafiero, David Cafiero, and Damien Rance exclusively marketed the property on behalf of the seller while also securing the buyer for the transaction.
