Marcus & Millichap announced the $7,050,000 sale of 107 E. Mount Pleasant Ave., a prominent mixed-use retail and office center located in Essex County.
The two-story property spans 26,240 square feet across a 2.3-acre lot. Originally built in 1970, the multi-tenant asset comprises 19 units, 75 on-site parking spaces, and a newly constructed car wash. At the time of the sale, the property was 92% occupied by 17 diverse tenants, including six retailers—such as a deli, café, pharmacy, and a Kumon Institute—alongside 11 professional office suites.
“High-quality mixed-use investment opportunities in affluent Essex County communities rarely come to market,” Alan Cafiero, senior managing director of investments in Marcus & Millichap’s New Jersey office, said. “The combination of stable occupancy, a newly constructed car wash and an irreplaceable location in Livingston generated exceptional investor demand, resulting in multiple competitive offers.”
Cafiero noted that investors continue to prioritize well-positioned neighborhood retail assets in Northern New Jersey, especially in high-barrier-to-entry suburban submarkets that offer long-term stability and future upside.
Situated along one of Livingston’s heaviest-traveled retail corridors, the property benefits from dense surrounding residential rooftops, proximity to local dining and retail, and immediate connectivity to Interstate 280 and the Route 10 Circle.
Alan Cafiero, David Cafiero, and Damien Rance of Marcus & Millichap exclusively marketed the property on behalf of the seller and successfully procured the buyer.
