Metropark leasing momentum soars as JLL secures 80K -SF at 170 Wood Ave. in Iselin

The Metropark office market is experiencing a powerful surge in demand, underscored by a major leasing milestone at 170 Wood Ave. JLL announced Friday that it has completed approximately 80,000 square feet of new transactions at the eight-story, LEED Gold-certified building, triggering an ambitious capital improvement campaign by owner Argent Ventures.

The wave of leasing activity reflects a strong “flight-to-quality” trend across Central New Jersey, driven by companies seeking transit-oriented, premier office environments. The latest transactions include:

  • TP ICAP: Secured a 28,000-square-foot full-floor lease.
  • Government Finance Department: Claimed a 32,000-square-foot full-floor lease.
  • Citco Funds: Finalized a 20,000-square-foot lease for the global hedge fund administrator.

With these deals finalized, only a handful of spaces remain available at the 235,077-square-foot property, with active proposals currently under negotiation.

The influx of new tenants has kicked off an extensive repositioning project led by Unity Construction. Scheduled for completion by January 2027, the renovation package introduces high-end, hospitality-driven amenities designed for modern workplace collaboration:

  • A brand-new conference center and outdoor patio;
  • Updated food service and expanded café seating;
  • A tenant lounge complete with an integrated golf simulator; and
  • A fully redesigned, modern lobby experience.

“When we acquired 170 Wood Ave., we recognized the opportunity to reposition an exceptional asset… Our investment in new amenities reflects our long-term commitment to creating one of New Jersey’s premier office destinations,” a spokesperson for Argent Ventures said.

Originally developed in 2003 as the New Jersey headquarters for Siemens, 170 Wood Ave. offers logistical advantages. Located adjacent to the Metropark Station, the property provides seamless rail transit to New York City, Philadelphia, Boston, and Washington, D.C., alongside immediate access to major highways like the Garden State Parkway and the New Jersey Turnpike.
