Morristown-headquartered industrial real estate firm Doors & Spaces Industrial is expanding its national footprint into high-growth economic corridors, pushing forward with two ground-up, multi-tenant small-bay industrial developments totaling 35,000 square feet in Liverpool, New York.
Designed to bridge a critical gap in local commercial real estate, the projects target surging demand from regional businesses, contractors, and service providers capitalizing on Central New York’s rapid economic evolution.
Led by co-founder and managing partner Brian Whitmer, the Morristown-based firm is capitalizing on massive regional investments in advanced manufacturing, technology, and logistics—including major footprints tied to Lockheed Martin, Amazon, and the emerging Micron semiconductor campus.
The twin developments include:
- 112 Monarch Drive: A 24,000-square-foot facility featuring 16 individual bays averaging 1,500 square feet each, tailored for local-trade contractors, light-manufacturing users, and regional logistics providers.
- 100 Wrentham Drive: A 10,500-square-foot facility offering eight flexible bays of approximately 1,313 square feet each.
“As major industry anchors expand across the region, there is an immediate, surging demand for modern, right-sized industrial space to support the extensive network of suppliers, contractors and service providers growing alongside them,” Whitmer said.
Each move-in ready bay is designed with a functional blend of private office space, a restroom, and a dedicated warehouse footprint to give small-to-midsize operators a professional platform to scale.
Strategically situated within Onondaga County, both properties offer prime logistical connectivity near Interstate 81, Interstate 90, and Syracuse Hancock International Airport.
Construction financing for the projects was secured through Canandaigua Bank. Doors & Spaces Construction is serving as the general contractor, with project development managed by Whitney Development.
