Quakerbridge Executive Center located at 101 Grovers Mill Road in Lawrenceville was recently sold for $4.4 million to an affiliate of Pentaurus Properties, which has a multimillion-dollar renovation planned for the property, according to Colliers.
The three-story office building spans roughly 77,530 square feet and is centered in the heart of one of New Jersey’s most dynamic commercial hubs.
The seller, Murray Construction, was represented by a Colliers team comprising Jacklene Chesler, vice chair; Patrick Norris, vice president; Philippe Jomphe, director and senior financial analyst; and Matthew Cohen, senior financial analyst.
Strategically located across from Quaker Bridge Mall, the property offers immediate access to US-1 and I-295, ensuring seamless connectivity to Princeton, Trenton, and the greater Philadelphia area. Currently 47% leased, the building is anchored by Szaferman Lakind, a law firm with over 40 years of tenancy, highlighting the property’s long-term stability and strong ties to the community.
“The property benefits from a convenient amenity rich location, but lacks the features that today’s office market requires, JD Moore, the Asset Manager in charge of this project, said. “Today, it is more important than ever to have your team want to be in the office — and the first step is providing them with a beautiful functional environment. We plan on renovating every aspect of the complex and are offering aggressive TI packages to incentivize users to move. Whoever our future tenants wind up being, they are going to be very happy here. We just love the project.”
