NAI James E. Hanson on Friday announced it negotiated a 10,400-square-foot industrial lease for United Refrigeration, Inc. at 106 Harbor Drive. The transaction, which brings one of North America’s premier HVAC/R distributors to the heart of Hudson County, was brokered on behalf of the landlord, CenterPoint Properties.
The NAI Hanson team of Senior Vice Presidents Russell Verducci and Eric Demmers, alongside Associate Colin Goldstein, represented CenterPoint in the deal. United Refrigeration, a Philadelphia-headquartered company founded in 1947, chose the site to bolster its expansive logistics and distribution network across the Northeast.
The property at 106 Harbor Drive is a prime example of high-utility industrial real estate. Situated on a three-acre site, the 64,036-square-foot building offers the high-velocity infrastructure required by modern wholesale distributors.
“For a distribution user like United Refrigeration, access and efficiency are critical, and 106 Harbor Drive delivers on both,” Goldstein said. “The property’s location near the region’s ports, highways, and major transportation corridors was a key driver in the transaction.”
