NAI DiLeo-Bram & Co. (NAIDB) announced the successful sale of a 4,000-square-foot industrial facility located at 1251 U.S. Route 1 in Edison. The transaction, valued at $835,000, was spearheaded by Marc Shein, executive vice president, who represented both the seller, Bennett Cabinets, and the buyer, Business Promo Solutions LLC.
The sale required more than a simple buyer-seller match. According to Shein, the property’s location was subject to stringent local zoning limitations that necessitated a specialized sales approach.
“Navigating the tight zoning constraints of this site required a highly focused strategy and seamless coordination with local officials,” Shein explained. “Our ability to align the buyer’s plans with the township’s requirements was the key that unlocked this transaction.”
The buyer, Business Promo Solutions LLC, is a 23-year-old promotional products firm specializing in garment decoration and embroidery. Moving into the Route 1 facility as an owner-occupier, the company will benefit from:
- High visibility along a major New Jersey transit corridor.
- 12- to 14-foot ceiling heights.
- A dedicated drive-in loading door.
- Tailboard access capable of accommodating 26-foot box trucks.
The seller, Bennett Cabinets, praised Shein’s persistence throughout the year-long process. “Marc brought his experience and expertise to help sell my industrial property… he was helpful, communicative and knowledgeable,” Bennett noted.
