Brennan Investment Group closes 22-building industrial portfolio recapitalization across New Jersey and Tennessee

Brennan Investment Group has successfully finalized the strategic recapitalization of a massive 22-building industrial portfolio totaling nearly 1.2 million square feet. The combined cross-market footprint spans Moorestown, New Jersey, and Nashville, Tennessee, highlighting the firm’s long-term value-creation strategy in high-demand infill markets.

The newly combined 116-acre portfolio is currently 94% leased and comprises functional Class B industrial properties with an average suite size of roughly 16,100 square feet.

Key highlights of the portfolio transaction:

  • Milestone Moorestown recapitalization: The transaction marks Brennan’s third successful recapitalization of the Moorestown assets, which originally joined the firm’s portfolio in 2017. Spanning 20 buildings within the Greater Philadelphia industrial market, the site has undergone extensive asset repositioning, including excess office reduction and targeted capital upgrades.

  • Nashville expansion (Harding Commerce Center): The transaction also incorporates two buildings in Nashville located near the Nashville International Airport. Positioned ideally for last-mile distribution users, the hub offers prime access to Interstate 24 in one of the Southeast’s fastest-growing regions.

  • Strong fundamentals: Built between 1974 and 2000, the properties feature clear heights of up to 26 feet, flexible layouts, and strong loading ratios suited for a diverse base of light industrial tenants.

Chris Massey, managing principal for the Mid-Atlantic & Northeast region, noted that the long-term hold on the New Jersey assets has allowed the team to capitalize on severe supply constraints along the East Coast. Meanwhile, Southeast Managing Principal Andrew Mazey emphasized that the Nashville additions are primed to capture continuous rental growth and sustained market demand.
