Lee & Associates New Jersey has successfully negotiated a massive 250,000-square-foot industrial lease with a freight transportation services provider at 1 Buckingham Avenue, bringing the 407,700-square-foot Middlesex County facility to full occupancy.
The brokerage team of Claudia Ganas, Monica Franco, Ana Carolina De Araujo, and Ryan Mojares represented the landlord, MayPerth LLC, in the transaction. The tenant was represented by Yitzi Jachimowitz of Eretz Realty.
Relocating from a previous location in Union County, the tenant secured the space to accommodate rapid business expansion, improve distribution efficiency, and gain long-term flexibility.
“This transaction was a true collaborative effort, with each party bringing expertise, responsiveness and a shared commitment to moving the deal forward,” Ganas said. “The landlord worked closely with the tenant to accommodate its specific warehouse requirements, while the property’s proximity to key ports and major highways provided the location and distribution efficiencies the company was seeking.”
Situated in a prime Central New Jersey infill market, 1 Buckingham Avenue features strong operational capabilities, including:
- Accessibility: Immediate access to the New Jersey Turnpike, I-287, Routes 440, 9, and 35, along with close proximity to the Outerbridge Crossing, Newark Liberty International Airport, and major regional marine terminals.
- Building Specs: 18-foot clear ceiling heights, 34 loading docks, one drive-in door, a wet sprinkler system, and built-in solar power capability.
Monica Franco noted that the full lease-up highlights enduring regional trends. “Demand for industrial space remains strong in Central New Jersey, while available inventory remains selective,” she observed. “Companies are increasingly focused on finding facilities that offer the location and functionality needed to support their operations, giving owners of well-positioned assets an advantage in the market.”
