The Greyson: Jersey City luxury tower surpasses 60% leased

Developer Nasser Freres has released an exclusive first look at the newly completed indoor and outdoor amenity spaces at The Greyson, a striking 29-story luxury rental tower located at 25 Cottage Street in Jersey City’s rapidly transforming Journal Square.

The milestone arrives alongside a strong leasing surge, with the 622-unit high-rise officially surpassing 60% leased following its recent summer move-ins.

Designed to offer a hospitality-inspired urban escape, The Greyson’s amenity package spans multiple floors and features standout recreational spaces:

  • The Sky Deck (29th Floor): Crowned by the highest swimming pool in Jersey City, the rooftop features a landscaped pool deck with loungers, sun deck, outdoor dining with BBQs, a terrace lounge, a dining room with a bar, and an indoor Sky Lounge.
  • The Fourth-Floor Deck: Crafted by Melillo Bauer Carman Landscape Architecture, this outdoor space offers lounge seating, BBQ stations, fire pit areas, a sprawling lawn, and a shade pergola.
  • Indoor Leisure & Entertainment: Residents have access to a dedicated speakeasy, a private movie theater, a two-lane bowling alley, two karaoke rooms, a fully stocked game lounge (featuring pool, foosball, air hockey, and shuffleboard), and a VR sports lounge with a multi-sport simulator and retro arcade machines.
  • Wellness & Creative Spaces: Features a full spa with steam, sauna, and relaxation rooms, state-of-the-art fitness and yoga studios, co-working spaces, content creation pods, an on-site art gallery, and a creative art studio.

Developed by Nasser Freres with architecture and interiors by NYC-based Handel Architects, The Greyson features a signature serrated-edge glass façade that maximizes natural light and waterfront views.

Apartments range from studios to three-bedroom layouts, with pricing starting from the $3,000s alongside limited-time incentives offering up to two months free. Homes boast 9-foot ceilings, full-height windows, in-home GE washer/dryers, and chef-inspired kitchens equipped with quartz countertops and stainless-steel appliances.

Situated directly on Homestead Place—a new pedestrian-only plaza connecting directly to the Journal Square PATH station—residents enjoy effortless access to lower and midtown Manhattan, Newark, and Hoboken.

“The Greyson has quickly become the community we envisioned,” Michael Sokoloff, partner at Nasser Freres said. “The amenities are a big part of that experience, giving residents an incredible range of spaces to relax, socialize, work and stay active.”
