Colliers has successfully orchestrated the sale of two prime Southern New Jersey suburban office properties totaling 74,358 square feet.
Representing two separate ownership groups, Colliers’ investment sales team—led by Vice Chair Jacklene Chesler, Senior Vice President Patrick Norris, and Transaction Manager Brittany Leventoff—secured the transactions with related entities managed by Austin Rolnick and JD Moore of Pentaurus Real Estate & Management, who acquired the properties as a 1031 exchange buyer.
Both assets generated immediate market interest, going under contract within just three weeks of launch. The buyer moved aggressively, submitting preemptive offers that took both properties off the market before their scheduled auctions could conclude.
The acquired portfolio includes:
- 5 Eves Drive, Marlton: A three-story, 45,329-square-foot office building in Burlington County, which was 49% occupied at the time of sale.
- 950 Kings Highway, Cherry Hill: A three-story, 29,029-square-foot office and medical building in Camden County, which was largely vacant at the time of sale.
Strategically situated within premier Southern New Jersey business corridors, both buildings offer exceptional regional connectivity near major thoroughfares including Routes 38, 70, and 73, I-295, and the New Jersey Turnpike, alongside surrounding retail, healthcare, and residential infrastructure.
Representing a classic value-add opportunity with significant leasing upside, the properties drew praise from both brokerage and ownership for their long-term potential in resilient submarkets.
“We are very excited to expand our portfolio in Cherry Hill and Marlton,” representatives from Pentaurus noted. “We have already started kicking off our capital improvement plans to both assets, creating remarkable, exhilarating places to work that will deliver an outstanding experience for the existing tenant base and attract future tenants for years to come.”
Meanwhile, Colliers’ Chesler emphasized that strong fundamentals continue to drive investor appetite for well-positioned suburban assets, “Even in today’s office market, well-positioned assets with multiple paths to create value continue to generate strong investor interest, particularly in high-quality suburban locations like Cherry Hill and Marlton,” she said.
