Marcus & Millichap has announced the exclusive listing for sale of a three-property, 316,000-square-foot office portfolio spanning Mount Laurel and Cherry Hill. Owned by Zamir Equities, the portfolio is currently nearly 90% occupied.
Chez Eider, senior director of investments in Marcus & Millichap’s New Jersey office, is handling the marketing campaign alongside team members Alan Cafiero and Brent Hyldahl.
According to Eider, the resilient performance of the portfolio is driven by recent leasing activity, tenant renewals, and substantial tenant investments in their spaces. Favorable local market fundamentals—including limited market vacancy and virtually no new office construction in the region—continue to support strong operating environments for suburban office assets.
“These properties are nearly 90% occupied… Their accessibility, ample parking and highly visible locations within established suburban office submarkets continue to resonate with tenants,” Eider noted.
The three properties are located within five miles of each other, offering close proximity to Interstate 295, State Routes 70 and 73, and the New Jersey Turnpike, sitting roughly 12 miles from Center City Philadelphia:
- Libertyview Office Tower (457 Haddonfield Road): A 121,694-square-foot, seven-story property built in 1990. It features 19 suites on a 5.10-acre lot and is 89% occupied by healthcare providers (including Jefferson Health), regional law firms, accounting firms, and professional businesses.
- Executive Plaza (1120 NJ-73): A 95,301-square-foot, four-story building originally built in 1987 and renovated in 2011. Situated on 7.7 acres with 17 suites, it is 89% leased to 14 tenants specializing in legal, healthcare, and accounting services.
- Atrium I (1000 Atrium Way): A 99,534-square-foot, five-story property on 6.72 acres built in 1988 and renovated in 2008. The 15-suite building is 90% occupied by a tenant mix specializing in engineering, insurance, wealth management, legal, financial, and professional services.
