Kislak arranges $2.45M sale of 20-unit multifamily property in New Brunswick

The Kislak Company, Inc. announced the successful sale of a 20-unit multifamily property located at 45 Quentin Avenue in New Brunswick for $2,450,000.

Kislak marketed the Middlesex County asset on an exclusive basis. Senior Vice President Daniel Lanni represented the seller, while Executive Vice President Barry Waisbrod procured the undisclosed buyer.

The property consists of 20 well-laid-out units, featuring seven studios and 13 one-bedroom apartments, complemented by on-site surface parking. Its prime location near Rutgers University and major regional medical hubs—including Robert Wood Johnson University Hospital and Saint Peter’s University Hospital—has made it a high-demand asset for investors seeking long-term growth potential.

“This sale reflects the continued strong demand for well-located multifamily properties in New Brunswick,” Lanni said. “I was pleased to represent the seller and successfully leverage the property’s proximity to Rutgers and NJ Transit and long-term value-add potential to achieve a successful closing.”

The asset’s transit connectivity was also a key selling point. Situated just two blocks from Route 27 and roughly 1.5 miles from the New Brunswick train station, residents enjoy direct commuter rail access to New York City via NJ Transit’s Northeast Corridor line.

“The purchaser was drawn to the property by the strength of the New Brunswick market and plans to invest in upgrades and hold the property for the long term,” added Waisbrod.
