Cushman & Wakefield arranges $90M refinancing for 285-unit multifamily community in Marlboro

Cushman & Wakefield served as the exclusive advisor to KRE Group in securing a $90 million fixed-rate loan for the refinancing of the Beacon Hill apartment community in Marlboro.

KRE Group opened the community in late 2024, and it has since reached 100% lease-up, demonstrating the depth of demand for high-quality rental housing in the region.

The financing, provided by New York Life, supports the best-in-class asset, which features 285 apartments, including 63 affordable units, across 14 garden-style buildings set on 47 acres.

Alan Blank, Gideon Gil, Zach Kraft and Dale Braverman of Cushman & Wakefield’s Equity, Debt & Structured Finance group advised the borrower.

Beacon Hill community offers spacious two-bedroom units, some of which feature additional den or office spaces—ideal for today’s in-demand flexible living needs. An impressive array of amenities includes a 4,000-square-foot clubhouse complete with a state-of-the-art fitness center, a clubroom with billiards, a fireplace, a large-screen TV, and complimentary coffee, as well as a co-working lounge and an entertainment-ready kitchen and dining area.
