The Middlesex County industrial real estate market has seen continued demand with a major full-building lease arranged at 117 Sunfield Avenue within the prestigious Raritan Center. A freight forwarding and logistics services firm has committed to the entire 88,620-square-foot property to support its regional expansion.
The lease was brokered by the Lee & Associates – WBE New Jersey office, with Claudia Ganas, Monica Franco, and Ana Carolina DeAraujo serving as tenant representatives. The property owner, Summit Associates Inc., was represented internally by Vice President Vincent Visceglia.
The transaction underscores the sustained demand for top-tier industrial space in the submarket, as the new tenant looks to grow its regional business operations.
“We conducted an extensive site search for our client,” Ganas said. “After a thorough review of alternatives, 117 Sunfield Avenue’s proximity to the area’s major ports, superior highway access and pristine condition created an ideal leasing scenario.”
The property’s prime features include 32-foot clear ceilings, 17 loading docks, an ESFR sprinkler system, and energy-efficient LED lighting. Its location offers convenient access to major thoroughfares like the New Jersey Turnpike, Garden State Parkway, and I-287, as well as proximity to Port Newark and Newark Liberty International Airport.
