Bussel Realty Corp. (BRC), a prominent industrial and retail real estate services firm in New Jersey, on Monday announced the successful leasing of 37 East 21st Street, a ,3800-square-foot industrial facility, to Eagle Truck Parts of New Jersey.
BRC industrial specialists Steve Jaynes and N. Rebecca Abraham represented the property owner, All Hands Storage LLC, in the negotiations. The incoming tenant, which specializes in the regional distribution of heavy-duty commercial transportation equipment, was represented by Opus Elite Real Estate.
The transaction underscores a persistent trend across the Northern New Jersey industrial market: intense competition for functional, smaller-bay service facilities. Driven by the expansion of e-commerce delivery networks, regional logistics fleets, and specialized contractor services, small-scale warehouses in core transit corridors face low vacancies.
“Industrial properties in infill locations such as Linden continue to experience strong demand from companies seeking functional space with excellent highway accessibility and proximity to the Ports of Newark and Elizabeth and the New York metropolitan market,” Jaynes said in a statement. “This transaction demonstrates the ongoing strength of the Northern New Jersey industrial market, particularly for smaller-bay warehouse and service facilities that are increasingly difficult to find.”
The property’s location within western Union County gives Eagle Truck Parts an ideal logistical footprint to distribute parts to fleet operators, repair shops, and independent truck owners across the tri-state area.
