Rutgers Industrial Center expands with 54K-SF warehouse addition in Piscataway

The Rutgers Industrial Center is continuing its rapid expansion, marking a key milestone in the construction of a 54,000-square-foot building addition at 140 Circle Drive North in Piscataway. The project, which recently saw its walls erected, is being overseen by Levin Management Corp. (LMC) and will deliver modern, new-to-market industrial space to the highly competitive I-287 corridor early next year.

This addition represents the third new construction project at the 700,000-square-foot complex in the last three years, building on the momentum of a 78,000-square-foot building at 30 Duke Road and a 30,000-square-foot building at 101 Circle Drive North.

Max Gagneron, LMC’s vice president of construction, confirmed the project is on track. “With the walls up and core construction well underway, we are on track for delivery early next year,” Gagneron said. “It is exciting to see this project take shape as we continue to add modern industrial space to meet market demand.”

The new single-story, Class A warehouse will offer a range of modern features demanded by today’s logistics and distribution tenants, including:

  • 35-foot clear heights
  • Eight new loading docks
  • Approximately 2,000 square feet of office space
  • 31 parking spaces

Matthew Harding, LMC’s chief executive officer, emphasized the opportunity the space presents. “This new opportunity provides a single tenant the chance to establish or grow its regional presence in high-quality, move-in ready warehouse space in the heart of the I-287 industrial corridor,” Harding said.

The Rutgers Industrial Center offers tenants a prime location with excellent access to major regional infrastructure. The property is situated just one-half mile from Exit 8 of I-287, five miles from Exit 10 of the New Jersey Turnpike, and close to the NS Independent Bulk Transfer Terminal. It also provides convenient access to Newark Liberty International Airport and the New York/New Jersey seaports.

LMC serves as the asset manager for the seven-building complex, while the leasing efforts for the new building are being handled by Cushman & Wakefield’s Chuck Fern, Jason Barton, and Jack Winge.
