Montclair-based Camber Real Estate Partners has teamed up with LaSalle Investment Management to acquire an off-market, three-property infill industrial portfolio spanning more than 270,000 square feet within the competitive Long Island and Queens logistics corridor.
The transaction targets 100% leased, institutional-grade assets situated strategically across the JFK Airport and South Shore/Suffolk County submarkets. The portfolio features prime functional layouts, high loading capacities, and immediate proximity to major metropolitan airports, anchored by credit-backed tenants spanning the global logistics and national defense sectors.
For Camber, the acquisition builds upon its substantial East Coast portfolio while reinforcing a disciplined strategy focused on high-barrier, supply-constrained submarkets.
“The portfolio provides a rare balance of credit-backed income stability and long-term asset strength,” Camber’s Christopher Bellapianta, said. “Its functional layout and prime infill locations position the portfolio to perform exceptionally well over time within a highly supply-constrained market.”
Jeff Shuster, president of LaSalle Value Partners, noted that the properties were acquired at an attractive basis below replacement cost, offering significant runway for long-term value creation alongside Camber as the joint venture executes its business plan. Financial terms of the off-market transaction were not disclosed.
