Lincoln Equities Group (LEG), in partnership with H.I.G. Realty Partners, has named commercial real estate firm CBRE as the exclusive leasing agent for the Princeton West Innovation Campus, a premier 1.2 million-square-foot life sciences facility situated in Mercer County.
Spanning 433 acres in Hopewell, the campus sits at the heart of New Jersey’s biopharmaceutical corridor, offering clinical manufacturing facilities, plug-and-play biological laboratories, and modern office spaces across nine principal buildings.
Originally built and expanded through multi-million-dollar capital investments by pharmaceutical titan Bristol Myers Squibb, the master-planned site is supported by a dedicated central utility complex. The infrastructure provides self-sustaining services, including on-site wastewater management, generator-backed electricity, chilled water, and industrial steam.
In addition to existing operational assets, the site features 35 acres zoned for potential expansion, which could increase total campus capacity to roughly 2.8 million square feet.
“New Jersey offers a unique advantage for life sciences companies, with access to world-class talent, leading academic institutions and major markets along the Northeast Corridor,” Lance Bergstein, Chief Executive Officer of LEG, said
. “This property is well positioned to meet the evolving needs of a wide range of companies and researchers, while contributing to economic growth and job creation throughout the region.”
The campus offers an array of institutional-grade amenities tailored to major corporate and research tenants:
- Fitness & Wellness: An 8,000-square-foot fitness center.
- Childcare Services: A freestanding, 28,000-square-foot child development center.
- Dining: A full-service corporate cafeteria.
- Tech & Operations: Standalone R&D support facilities, specialized storage, and a global data and command center.
Located minutes from downtown Princeton, Interstate 95, Interstate 295, and Routes 1, 31, and 206, the campus provides convenient regional transit access, sitting within 12 miles of three Amtrak passenger stations.
CBRE brings over five decades of regional market expertise to the marketing strategy. The dedicated CBRE brokerage team handling the leasing operations includes Adam Englander, Matt Saker, Matt Knowles, and Carly Toth.
“Princeton West is a prime property, and we are looking forward to bringing leading companies to the region to leverage the peerless New Jersey biosciences and pharmaceutical market,” said Adam Englander, Senior Vice President at CBRE. “It is not often that we get to work with a campus that has so much to offer, with room to grow and develop.”
