Bergen County affordable housing expansion secured in Hackensack deal

The development of new affordable housing in Hackensack received a boost with the sale of a prime mixed-use development site, brokered by NAI James E. Hanson.

The Housing Development Corp. of Bergen County purchased the two-building, 12,589-square-foot property located at 147–153 Hudson Street, with plans to use the site for an affordable housing expansion. The buyer already owns adjacent land, making the acquisition strategic for increasing the county’s stock of affordable units.

NAI James E. Hanson Vice President Anthony J. Cassano represented both the buyer and the seller in the transaction for the site, which is zoned for a wide range of commercial uses.

The location is considered highly desirable for development, situated just steps from the Bergen County Courthouse and offering excellent connectivity to major state thoroughfares, including Routes 4 and 17, and Interstates 80 and 95.

“Hackensack continues to see sustained demand from buyers seeking centrally located development sites supported by dense demographics and excellent transportation access,” Cassano said. “147–153 Hudson Street offered a unique combination of visibility, parking, and walkability that made it an ideal acquisition for the buyer’s planned affordable housing expansion.”

The site is positioned within a robust regional area, with surrounding demographics showing more than 571,000 residents within a five-mile radius, underscoring the demand for new housing options in the Bergen County area.
