RRNNJ arranges three new office leases totaling nearly 9,000SF

At a time when demand for smaller, local and competitively priced office space remains constant, Resource Realty of Northern New Jersey (RRNNJ) has completed three lease agreements across Northern New Jersey.

The firm’s Principals Brian Wilson and Greg Sabato represented both ownership and/or the tenants at the Somerset and Morris County properties.

Mirroring this trend toward well-located space is a 5,750-square-foot office lease at 233 Mount Airy Rd. in Basking Ridge arranged by Wilson.

Hannington Engineering, the tenant, is relocating from Western Morris County to Somerset County, a strategic move that reflects the area’s pull for businesses seeking quality, modern amenities and accessibility.

This Class A, 66,000-square-foot, two-story building features modern common areas and efficient floor plans. The property also has an impressive lobby with granite flooring, meticulous landscaping, pond, loading dock, ample parking and 24/7 security card access.

“The building’s location directly off Exit 26B of I-287 places it in the heart of Somerset County’s prestigious Blue-Chip Corridor, providing convenient access to major thoroughfares. Nearby amenities include the YMCA, hotels, restaurants and retail options,” Wilson said.

In addition to the Basking Ridge lease, Wilson also arranged a 2,150-square-foot lease at 321 Palmer Rd., Denville on behalf of the unnamed landlord and tenant, Viking Pest Control. The office/flex space meets a wide variety of requirements for today’s small businesses.

And at 601 Jefferson Rd., Parsippany, the RRNNJ team of Wilson and Sabato represented both the landlord, Woodmont Properties, and the tenant, Gold Home Care, in a lease extension. A two-story, 11,000-square-foot office condominium building, the property is ideally suited for general office or medical use. Offerings include ample parking and convenient access to nearby highways and a shopping center.

“These transactions illustrate the sustained demand for strategically located office space across Northern New Jersey, from small-to-midsized local businesses,” Sabato said. “Companies recognize that accessibility for both employees and clients remains a key driver in their location decisions.”
