Scarinci Hollenbeck gains veteran real estate partner Joe DeMarco

Scarinci Hollenbeck has significantly expanded the capabilities of its Real Estate, Land Use, and Public Practices with the addition of Joe DeMarco as a partner. DeMarco is a veteran attorney and municipal administrator with two decades of experience leading complex, large-scale development projects across New Jersey.

DeMarco’s background is uniquely positioned to benefit the firm’s clientele. He previously served as Somerset County Counsel and as the former municipal administrator for both Bayonne and West New York, giving him direct, hands-on experience with the redevelopment and governance issues that shape communities across the state. In parallel, he has successfully represented private developers, investors, and businesses in land use matters, real estate transactions, and regulatory compliance.

This dual public-private perspective allows DeMarco to anticipate challenges, effectively navigate local politics, and deliver practical solutions essential for guiding projects of any scale to completion.

As a partner, DeMarco will focus on advising clients through complex real estate transactions, with a particular emphasis on redevelopment initiatives. His expertise covers the entire process, from negotiating financial and redevelopment agreements to securing necessary zoning and planning approvals.

“Having worked both in government and alongside private developers, I’ve seen firsthand how complex and time-sensitive redevelopment projects can be,” DeMarco said. “Joining Scarinci Hollenbeck’s Real Estate team gives me the opportunity to put that experience to work in a way that helps clients navigate challenges and achieve their vision for transformative projects. I am excited to bring my unique perspective to the team.”

Managing Partner Donald Scarinci praised the strategic value of the new hire.

“Joe DeMarco is a Deal Maker. Make no doubt about it. Land use regulations, municipal ordinances, and politics are often central to the success of New Jersey real estate transactions, areas in which Joe brings extensive experience,” Scarinci said. “His hands-on redevelopment experience, industry insight, and commitment to public service are a tremendous asset to the firm.”

Strategic growth and new associates

DeMarco’s arrival is part of a period of significant growth for Scarinci Hollenbeck’s Real Estate Practice, which recently welcomed Partner Ryan Miller and his team to its New York real estate and litigation groups. The addition of a partner of DeMarco’s caliber further solidifies the firm’s position as a premier real estate law team in the region.

The firm also announced the addition of two associate attorneys to its Little Falls office: Jessica Dietz and Daniel Tokarz.

  • Tokarz joins the Litigation Department, where he will advise clients on civil litigation matters, including contract disputes and real estate litigation.
  • Dietz joins the firm’s Public Law and Education Law Departments, where she will handle a broad spectrum of matters for New Jersey public entities, including school boards, municipalities, and administrators.

Their combined experience and fresh perspectives will enhance the firm’s ability to deliver comprehensive counsel across its practice areas.
