NAI DiLeo-Bram & Co. orchestrates sale of rare IOS site in South Plainfield

In a regional industrial market where available land is increasingly scarce, NAI DiLeo-Bram & Co. (NAIDB) has successfully facilitated the sale of a prime industrial outdoor storage (IOS) parcel at 00 Harmich Rd. in South Plainfield.

The 2.2-acre property, which represents a highly sought-after asset class in the competitive Middlesex County submarket, was traded to Genesis LLC in a deal brokered by NAIDB Vice Presidents Christopher Chiusolo and Kyle Gerace.

The brokerage team managed the entire transaction process in just seven weeks, a timeline that underscores the urgency and competition surrounding industrial properties in the region. NAIDB represented the seller—a private investor—and worked closely with the buyer to integrate the premium site into their portfolio.

“IOS space is at an absolute premium in the South Plainfield submarket right now,” said Gerace. “Because land zoned for IOS is incredibly scarce, we recognized the immense value of this parcel. Our priority was creating a tailored transaction framework that directly honored our client’s unique, long-term financial objectives.”

The Harmich Road site is positioned to serve as a high-functioning hub for logistics and industrial operations. Its location offers immediate proximity to critical regional transportation arteries, providing essential connectivity for companies managing distribution throughout the Northeast:

  • I-287: Facilitating logistics access to New York State and central distribution networks.
  • U.S. Routes 1 and 22: Enabling efficient local freight movement and retail distribution.
  • I-95/New Jersey Turnpike: Providing rapid transit access to the Port of New York and New Jersey and the broader East Coast industrial corridor.

The transaction highlights the ongoing challenges—and opportunities—within the New Jersey industrial sector, where land constraints have limited new inventory. By proactively managing the complex requirements of the deal, including tenant renewal options, the NAIDB team secured a streamlined outcome for all parties.
