New mixed-use development brings ‘Gateway’ to Ewing Town Center

The landscape of Parkway Avenue is getting a major modern upgrade as construction concludes on Gateway at Ewing Town Center, a highly anticipated 115,000-square-foot mixed-use development, according to a Tuesday announcement from West Orange architectural firm Rotwein+Blake.

The project introduces 92 thoughtfully designed residential units positioned directly above activated ground-floor retail and commercial spaces. The design is strategically engineered to inject new economic energy into the area while shaping a vibrant, walkable streetscape that aligns with local township revitalization goals.

Architecturally, Gateway stands out through its deliberate focus on pedestrian flow and neighborhood connectivity. The building’s defining exterior feature is a striking, barrel-vaulted breezeway.

Far from just an aesthetic choice, this structural focal point serves as a functional pedestrian passageway. It enhances mid-block connectivity, seamlessly linking the bustling streetscape of Parkway Avenue to the surrounding community spaces, while giving the entire complex a distinctive, modern visual identity.

Inside the building, the design shifts focus toward elevating the day-to-day residential experience. The interior architecture blends hospitality-inspired amenities with a refined, timeless palette of finishes, catering heavily to the preferences of modern suburban renters.

Key residential features and amenities include:

  • Sun-Drenched Residences: Open floor plans maximizing natural light to create an expansive sense of comfort and functionality.
  • Co-Working Suites: Dedicated, quiet workspaces tailored to remote and hybrid professionals.
  • Social Lounges: Premium communal gathering spaces designed to foster a tight-knit residential community.

By combining active commercial storefronts with high-end residential living, Gateway at Ewing Town Center reflects a highly calculated approach to modern urban-suburban planning—proving that thoughtful, high-density design can successfully foster community, comfort, and commerce all under one roof.
