Lincoln Equities Group (LEG), the prominent East Rutherford-headquartered real estate developer, continues to demonstrate its reach across the Tri-state area with the announcement of a major new lease at its Valley Cottage, New York facility.
The firm has signed a 44,000-square-foot, long-term lease with Reliable Sprinkler, a national manufacturer and distributor of fire protection products. The deal marks a significant expansion for the manufacturer, which plans to utilize the Class A space for regional distribution and a direct-to-consumer wholesale counter.
While the property is located just across the border in Valley Cottage, NY, its success is a testament to the North Jersey industrial market’s influence and the strategic foresight of LEG’s East Rutherford team.
The facility, known as Lincoln Logistics Rockland, was designed to cater to tenants needing swift access to the New Jersey/New York infrastructure. It sits within 45 miles of Newark Liberty International Airport and the Port of Newark/Elizabeth, making it an ideal “last-mile” or regional hub for companies like Reliable Sprinkler.
“This lease shows the strong demand that exists for this type of industrial space in well-located and accessible markets,” Lance Bergstein, CEO of Lincoln Equities Group said. “We are continuing to connect our tenants with facilities that allow them to efficiently streamline their operations.”
The transaction, brokered by Newmark for the landlord and JLL for the tenant, leaves approximately 66,000 square feet available at the site. According to LEG, interest in the remaining space is already high, reflecting a broader trend in the New Jersey/New York corridor where premium, mid-sized distribution spaces are in short supply.
The property, developed in partnership with PCCP, features modern industrial specifications including:

- 34 dock doors
- Parking for 123 cars and 41 trailers
- Built-to-suit office space
“The market is receiving the remaining space well, demonstrating the pent-up demand for premium, mid-sized distribution spaces, especially in the New York/New Jersey region,” added Steven Beyda, executive managing director at Newmark.
