JLL helps Canadian furniture disruptor Cozey plant U.S. flagship in Manhattan’s Flatiron District

Cozey, the Montreal-based digital furniture sensation, is officially crossing the border into the permanent U.S. retail market. JLL and Retail By MONA on Tuesday announced the signing of a 10,146-square-foot lease at the iconic 160 Fifth Ave. in Manhattan marking the brand’s first flagship south of the Canadian border.

The 10-year deal secures a high-profile home for Cozey in the heart of the Flatiron District, a neighborhood rapidly becoming the epicenter of high-end home design and experiential retail. The space, previously occupied by Club Monaco and Ralph’s Coffee, spans 5,372 square feet on the ground floor and 4,774 square feet on the lower level.

Founded in 2020 by entrepreneur Fred Aubé, Cozey built its reputation as a direct-to-consumer (DTC) powerhouse specializing in modern, modular furniture. After finding massive success online and opening four brick-and-mortar locations across Canada—including Toronto and Montreal—the brand is now focused on an aggressive North American omnichannel expansion.

“Our first permanent U.S. flagship in New York City is a major step in Cozey’s growth journey,” Aubé said. “We’re excited to bring our unique retail experience to the Flatiron District and continue building meaningful connections with our customers in one of the world’s most dynamic markets.”

The building, a nine-story mixed-use landmark owned by RFR, sits at one of the most visible corners in Manhattan. The move follows a successful pop-up trial for Cozey in New York in 2024, confirming the brand’s suspicion that their “digital-first” audience was hungry for a physical showroom.

The new flagship will feature:

  • Immersive Showrooms: Environments where customers can touch, feel, and customize modular collections.
  • Omnichannel Integration: A seamless blend of physical browsing and digital ordering.
  • Flexible Retail: A focus on accessibility and modern design that mirrors the brand’s easy-assembly furniture philosophy.

Cozey’s arrival underscores a broader trend in the Flatiron and Union Square submarket. According to JLL Research, the area is increasingly dominated by immersive flagship formats from brands like Crate & Barrel, Design Within Reach, and Aritzia. Despite high demand, retail availability in the submarket remains tight at 14.2%, with steady rent growth as brands vie for premium space.

“Cozey’s entry into the U.S. market marks an exciting milestone as digitally native brands continue to establish a physical presence in New York City,” Matthew Schuss, executive vice president at JLL, who represented Cozey said.

Brandon Singer and the team at Retail By MONA represented the landlord, RFR, in the transaction. “160 Fifth Avenue is an iconic retail space,” Singer added. “We are super excited for their flagship to open.”

The opening signals a broader strategy for the Canadian brand, which announced in early 2026 that it plans to roll out additional permanent locations across North America throughout the year.
